How to get your conveyancing quote

Choose your move

Select buying, selling, both, remortgaging or a transfer of equity. Choose the auction route if your property is being bought or sold at auction.

Tell us about the property

Have the price and postcode ready, together with the tenure — freehold or leasehold — and mortgage details. Tell us about new builds, shared ownership or gifted funds where relevant. The quote form also asks for your name, phone number and email address.

Review your itemised quote

Submit the quote form to see your quotes on screen and receive them by email. Review the legal fee, VAT and other costs before choosing a package. Getting a quote does not commit you to instructing a conveyancer.

What does a conveyancing quote include?

A conveyancing quote sets out the cost of the legal work and the other charges involved in your property transaction. Compare the total and the scope of work, rather than the headline legal fee alone.

Part of the quote What to check
Fixed legal fee The conveyancer’s charge for the work described, based on the transaction details you provide.
VAT Check which charges attract VAT and whether the displayed figures include it.
Searches and disbursements Third-party costs such as property searches and HM Land Registry fees, where applicable. These are separate from the fixed legal fee.
File opening and package charges Check any upfront payment, what it covers and the protection included in your chosen package.
Property tax Check any applicable property tax separately. It depends on your purchase and circumstances and is not part of the legal fee.
Additional work Check charges for leasehold work, gifted deposits, new builds, shared ownership or other requirements relevant to your move.

FIXED LEGAL FEES

What does “fixed fee” mean?

Your legal fee is fixed for the work described in your quotation. It does not make every cost of moving fixed: searches, property tax and other third-party charges are separate.

New information or additional legal work can affect the total. Provide accurate details at the start, and ask for any extra work and its cost to be explained before agreeing to it.

No sale, no legal fee

Our sale and purchase packages offer no sale, no legal fee protection. If the transaction falls through, this concerns the quoted legal fee for the unfinished transaction.

It does not mean every payment is refunded. File opening payments, searches and other costs have separate conditions. File transfer and replacement search protection depend on the package you choose.

No. A quote helps you understand the price at the start. Completion depends on legal checks, searches, your lender, the other parties and any chain. Discuss your target date before choosing a package.

Why can leasehold conveyancing cost more?

Leasehold transactions can involve reviewing a lease, management information and additional requirements. Freeholder or managing agent charges may also apply. Declare the tenure so the quote reflects your property.

Can I get a quote before my offer is accepted?

You can explore your options using the property details you have. If the price, property or transaction details change, request an updated quotation before instructing.

Are onthemoov solicitors?
