Solicitor fees for selling a house: compare your options

Our sale-only examples show what you pay for legal work, setting up the file and the listed checks. Choose Essential for a lower package cost, or Plus for same-day setup and protection for your covered file-opening payment.

Examples rechecked 1 November 2026 for a £360,000 registered property, one seller and a regular mortgage. All figures include applicable VAT. Plus uses the discounted legal fee in the sample quote. Your personalised quote confirms current prices and any extra work.

What is included in these sale examples?

Cost, including VAT Essential Plus
Legal fee as quoted £456 £456
File-opening fee £180 £180
ID check for one seller £20 £20
One bank transfer £60 £60
Upfront Payment Protection Not included £60
Freehold sale example total £716 £776
Leasehold legal-work supplement £120 £120
Leasehold sale example total £836 £896

The leasehold examples are for an existing flat, without high-rise or other specialist work. A landlord or managing agent may charge separately for a management information pack and related documents. Mortgage repayment, lender exit charges, estate-agent fees and any tax on your sale are not conveyancing fees and are outside these totals.

For a freehold sale, the conveyancer prepares the contract and title papers, deals with the buyer’s legal enquiries, arranges exchange and completion, and handles mortgage redemption where needed. A leasehold sale adds work on the lease and management information. See what to prepare when selling a leasehold property.

A clearer answer to “what if?”

No sale, no legal fee. What if your buyer pulls out?

Both Essential and Plus include no sale, no legal fee for an unsuccessful transaction under the package terms. Plus also protects the covered file-opening payment, so finding another buyer does not automatically mean paying that setup fee again.

If the sale falls through Essential Plus
Quoted legal fee Not charged under the no-sale guarantee Not charged under the no-sale guarantee
File opening for another attempt A further file-opening fee applies Covered payment can transfer to the next sale attempt for the same property
Costs already incurred Separate costs can remain payable Separate costs can remain payable; file-opening protection is not a cash refund

Covered file-opening transfers are valid for up to 14 years. A £75 administration/re-verification charge applies after an instruction lapse of more than six months. New legal work and third-party costs are assessed for the next attempt. Read the file-transfer protection and full terms.

In these examples, Plus costs £60 more than Essential. That adds the quoted file-opening protection and the Plus service level. Compare this with paying a further file-opening fee after an unsuccessful sale, then choose the level of protection that suits your move.

What happens after you choose?

We help you get started with a conveyancing firm suited to your transaction and its requirements, taking availability into account. Tell us about a leasehold flat, an existing mortgage, a shared-ownership sale or any other specialist circumstances when requesting your quote.

Your legal work is handled by SRA-regulated solicitors or CLC-regulated licensed conveyancers. Your dedicated conveyancer deals with the contract, enquiries and completion. onthemoov helps with your package, initial setup and support.

Prepare once. Be ready for your buyer.

You can get sale-ready before accepting an offer

The Express Move Pack helps gather the information your conveyancer needs at the beginning. You can request a quote while marketing your property, so you know the costs and can start preparing rather than waiting for the buyer’s enquiries.

Your seller preparation checklist

  • ID and details of everyone who owns the property.
  • Your mortgage lender and any other secured loans.
  • Property information and fixtures-and-fittings forms.
  • Planning permissions, building-regulation documents and relevant guarantees for alterations.
  • For a flat: the lease, managing-agent details, service-charge information and any planned major works.

From instruction to completion

  1. Prepare the file: identity checks, ownership documents and your completed forms.
  2. Send the contract pack: your conveyancer supplies the buyer’s lawyer with the sale papers and answers enquiries with your help.
  3. Agree exchange: the parties agree a completion date and exchange contracts when ready.
  4. Complete: the sale funds arrive, the mortgage is repaid where applicable and the remaining proceeds are sent to you.

Preparation can reduce avoidable delays; the overall timescale also depends on the buyer, enquiries and any chain. GOV.UK’s guide to selling a home explains the process and documents.

Questions before getting your sale quote

Looking for cheap solicitors for selling a house?

Compare the total for the same sale, including VAT, file-opening fees, ID checks, transfers and any additional work. Our Essential example is £716 for a £360,000 freehold sale with one seller and a mortgage; the £456 legal fee is one part of that total. Ask what you would pay if the buyer withdrew, too. Get your itemised sale quote to compare the available options.

What could change my conveyancing quote?

Your sale price, tenure, number of sellers and legal circumstances help establish the work needed. Tell us about an unregistered title, shared ownership, an equity loan, probate, a power of attorney, tenants, an auction or building-safety issues. This lets the firm identify relevant extra work before you instruct. Leasehold management-pack fees come from the landlord or managing agent and are separate.

Can I get a quote before I have a buyer?

Yes. Use your expected sale price to obtain a quote and discuss starting the preparation. Update your conveyancer if the agreed price or circumstances change. Early preparation is particularly useful when title documents or a leasehold management pack need to be obtained.

Do I need a local solicitor to sell my house?

You can use a suitable regulated solicitor or licensed conveyancer remotely. onthemoov helps sellers throughout England and Wales; the firm does not have to be on your high street. Check its experience with your type of property, communication arrangements and the complete quote. You are free to choose your own conveyancer rather than the estate agent’s recommendation.

Does a seller pay for searches, Land Registry registration or Stamp Duty?

The buyer normally pays for their searches and registration of the purchase. A seller may need to pay for title documents and, for leasehold property, management information. Stamp Duty or Land Transaction Tax relates to a purchase, not the sale itself; other tax liabilities can arise depending on your circumstances. Tell us if you are also buying so both transactions can be quoted.

What if I still have a mortgage?

Your conveyancer obtains the lender’s redemption figure and arranges repayment from the sale proceeds at completion. Tell us your lender and any additional secured borrowing. The mortgage balance and any lender early-repayment or exit charges are separate from the conveyancing fees.

Can you quote for selling and buying at the same time?

Yes. Use the combined sale-and-purchase quote form so the costs and protection for both properties are clear. If you are still deciding, our buying-and-selling conveyancing page explains how the two sides fit together.
