New-build essentials
- New-build legal work includes reviewing development documents and contract terms.
- An estimated build date may differ from the contractual completion arrangements.
- Warranty cover, estate charges and developer incentives need checking.
Legal checks · Deadlines · Costs · Worked quote · Registration fee
What your conveyancer needs to check
- Title and plans: the plot boundaries, access rights, parking and any restrictions.
- Planning and building documents: the permissions, conditions and approvals relevant to the development.
- Roads, drainage and services: adoption arrangements, rights and ongoing maintenance responsibilities.
- Warranty and lender requirements: the provider, cover documents and whether the arrangements satisfy your mortgage lender.
- Tenure and ongoing charges: lease terms for a flat or any estate management charges affecting a house.
Legal checks do not replace a survey or snagging inspection. Ask separately about the physical condition and how defects will be reported.
Reservation, exchange and completion
Tell us the developer’s proposed exchange deadline as soon as you request a quote. Your legal provider needs sufficient time and documents to advise you before you become committed.
For an unfinished home, the contract may provide for completion after the developer serves notice. Ask your conveyancer to explain the notice period, any long-stop date and what happens if construction is delayed.
Check your mortgage offer remains valid for the expected completion arrangements. Discuss extensions with the lender if dates change. A quoted service cannot guarantee the developer’s build programme.
Costs and incentives to disclose
Confirm whether the quote includes new-build work, leasehold work, searches, registration, VAT and any additional documents or schemes. Budget separately for property tax and ongoing estate or service charges.
Tell your lender and conveyancer about cashback, deposit contributions, paid legal fees, upgrades or other developer incentives. Do not assume an incentive removes the need to disclose it or pay a particular cost.

Why is the Land Registry fee £330 rather than £150?
At £368,500, the full Scale 1 registration fee is £330. A typical new-build plot is a transfer of part of the developer’s registered title; a new lease also uses the full rate. This is the postal-equivalent fee, even when submitted electronically.
The £150 electronic discount applies to an eligible transfer of a whole existing registered title. It does not apply to transfers of part or new leases. The same qualifying transfer-of-part application at this price attracts £330 whichever conveyancer submits it.
Compare the same registration type
A quote using £150 instead of £330 for that new-build registration would appear £180 cheaper. Ask which application type the quote assumes. Not every new-build sale has identical title arrangements.

| Leasehold or shared ownership | Whether the price includes both new-build work and the additional work for your tenure or scheme. |
| Mortgage and funding | Your exact lender, gifted deposit or incentive arrangements and any related additional charge. |
| Other costs | Searches, registration, transfers, identity checks and upfront payments. Property tax and ongoing estate charges need separate consideration. |

Your questions, answered
What Land Registry fee should a new-build quote include?
For a £368,500 transfer of part or new lease, the full Scale 1 fee is £330, including electronic applications. The £150 rate is for an eligible electronic transfer of a whole registered title. Ask which registration type applies to your plot.
How much is conveyancing for a £368,500 new-build purchase?
Our example checked 19 October 2026 totals £1,648.60 including VAT and the listed charges, before Stamp Duty. It includes £180 for new-build work and £330 registration. The total includes the £120 discount applied when checked. Get a personalised quote for current pricing and terms. Request your own new-build quote.
Do new builds need searches?
Your conveyancer will advise on the searches and documents needed for the property and lender. A newly built home still needs legal due diligence.
Can you guarantee the exchange deadline?
Availability and timing depend on the documents, lender and outstanding enquiries. Call with the deadline before instructing so the team can discuss the circumstances.
Does every new home have the same warranty?
No. Confirm the warranty provider, documents, scope and exclusions for your property. Warranty cover is not a substitute for checking the contract or physical condition.
Is a new-build house free from ongoing charges?
Not necessarily. A freehold home can have estate or maintenance charges. Ask what applies, how charges change and who manages the shared areas.
