- A conveyancer checks the legal title, contract and relevant searches.
- Your mortgage offer and deposit evidence need to be ready before exchange.
- Budget for the full costs, not just the headline legal fee.
From accepted offer to keys
- Get a quote and instruct. Confirm the scope, package, charges and mortgage lender details. Complete identity and funding checks.
- Legal checks and enquiries. Your conveyancer reviews the contract, title, searches and information from the seller, then raises questions where needed.
- Understand your commitments. Read the report and mortgage documents, ask about restrictions or ongoing charges, and agree how joint ownership will work.
- Exchange contracts. Once everything is ready and you authorise exchange, the purchase becomes legally binding and a completion date is agreed.
- Complete and register. Purchase funds are transferred, keys are released through the agreed arrangements, and your conveyancer deals with the relevant tax return and registration.
A mortgage valuation is for the lender. Discuss a separate survey if you want advice on the property’s physical condition.
First-time buyer solicitor fees: what is included?
Look for an itemised legal fee, VAT, searches, Land Registry fees and other applicable charges. Ask what is payable upfront and what happens if the purchase does not complete.
Gifted deposits, leasehold work, new builds or shared ownership can require additional work. Tell us at the quote stage. Property tax is separate: England uses SDLT and Wales uses LTT, with different relief rules. Being a first-time buyer does not automatically mean no tax is due.

First house or first flat?
For a house, explore our freehold conveyancing quotes. For a flat, check whether it is leasehold—even where a share of freehold is included—and compare leasehold conveyancing costs.
Which mortgage lender are you using?
Your legal team needs suitable panel coverage for your mortgage. Check our lender directory or tell us your lender before instruction so we can match the right team.

How onthemoov helps with your moov
A quote that reflects your purchase
Tell our team about the property, mortgage and deposit arrangements so the quotation can identify relevant legal work and additional charges.
Support from quote to instruction
We help you understand the available package and connect you with an independent regulated legal provider. Your conveyancer advises on the legal documents and lender requirements.
Compare the legal fee, VAT, third-party costs and upfront payments before choosing. Any protection or package benefit is subject to the selected package and applicable terms.
Your questions, answered
When should I request a quote?
You can budget before making an offer. Once an offer is accepted, confirm the property details and instruct promptly so the legal work can start.
Does a quote include a survey?
Do not assume it does. Conveyancing checks the legal position; a survey examines the property’s condition. Confirm each service and its costs separately.
Can family help with my deposit?
Tell your lender and conveyancer early. Acceptance and the required evidence depend on the lender and circumstances. See our gifted deposit guide.
How long will my first purchase take?
The chain, mortgage, searches, enquiries and property details affect timing. Ask for progress updates rather than relying on a guaranteed completion period.
