What does the extra £120 buy in this example?
Plus adds priority searches, same-day setup for eligible instructions and protection for covered setup and search costs on another attempt. Essential keeps the price lower if you prefer core conveyancing without that additional protection.

How we find the right solicitor for buying your house
To find a solicitor for buying a house, start with the property, your mortgage lender and the work the purchase requires. With onthemoov, you compare the package options; we use those details to match your purchase with a suitable legal team.
Your mortgage lender
Tell us the lender's exact name. We check the intended firm's ability to act for your mortgage before arranging the purchase. Our network covers a wide range of banks and building societies.
A leasehold flat, new build, shared-ownership home or gifted deposit can need additional work. We take these requirements into account when matching the conveyancer and preparing your quote.
We consider available capacity alongside the experience your transaction needs. Tell us about an agreed deadline or chain so the team understands your plans from the outset.
After her mortgage changed to Bank of Ireland, first-time buyer Emily Walsh describes being matched with a suitable conveyancer and receiving clear guidance before completing on her first home.
When you instruct, we prepare your Express Move Pack, arrange your legal file and provide your conveyancer's details to your estate agent or developer where applicable. Purchase searches are ordered or pre-ordered as appropriate. Your legal team then handles the contract, enquiries, mortgage work and legal advice.
How does buying a house with an online conveyancer work?
Identity and funding:
your conveyancer explains how to provide ID, proof of address and evidence of your deposit. Electronic checks may be used.
Documents and signing:
complete your Express Move Pack online or by hand. Your firm confirms how to return documents and which need a signature, witness or return by post.
Questions and updates:
contact your dedicated conveyancer by phone or email for legal progress. Agree the update arrangements when your file opens.
Your conveyancer is your contact for legal advice and progress on the legal work. The onthemoov team remains available for package and setup questions and to help raise communication concerns with the firm. Call 03330 065 569
with your quote or case reference.
Your solicitor or licensed conveyancer checks the legal details of the property and handles the transfer of ownership. The work for a typical house purchase includes:
Reviewing the contract, title documents and the seller’s information.
Arranging relevant property searches and raising legal enquiries.
Checking the mortgage offer and the lender’s requirements where you have a mortgage.
Reporting to you on the legal findings and matters you need to decide.
Arranging exchange of contracts and completion when the transaction is ready.
Dealing with applicable property tax paperwork and registering your ownership.
A conveyancer’s legal checks are different from a survey of the property’s physical condition. Discuss anything that concerns you with the appropriate professional.
onthemoov is a comparison and introduction service. An independent solicitor or licensed conveyancer carries out your legal work.

Stamp Duty in England or Land Transaction Tax in Wales is separate. Leasehold, new-build, gifted-deposit and other additional work can affect the price. These are dated examples; get a quote using your own details.
What changes your purchase conveyancing quote?
Use your own property and funding details to get an itemised onthemoov quote. These are the main reasons it can differ from the example above.
Freehold, leasehold or new build?
Leasehold work includes reviewing the lease and management information. New builds involve development documents and deadlines. These requirements can add work and charges, so select the correct property type.
Purchase price and location
The price and type of registration affect Land Registry fees. Property tax is calculated separately, with different rules in England and Wales. Include the price and postcode so your quote reflects the property.
Mortgage or cash purchase?
A mortgage adds lender requirements and panel checks. Cash purchases still involve title, identity and source-of-funds checks. Tell us how you are funding the purchase so your personalised quote shows the applicable fees.
Choose conveyancing that fits the property you are buying
First home
Tell us if you are using a gifted deposit, Lifetime ISA or shared ownership, so the relevant checks and paperwork can be included. Have your deposit evidence and any donor or scheme details ready. Your legal fee reflects the work your purchase requires.
Choosing a purchase solicitor who can also act for your lender helps you arrange the right legal representation from the outset. Our partner network covers a wide range of banks and building societies. Give us the exact lender name on your mortgage offer so we can confirm the firm for your purchase before you instruct.
No sale, no legal fee conveyancing for your purchase
All our purchase packages protect the unfinished transaction's quoted legal fee if it falls through before completion. Plus also protects eligible setup and search costs for another attempt.
Quoted legal fee
Essential and Plus both include no sale, no legal fee protection. Incurred checks and other costs have their own terms.
File-opening payment
With Plus, covered file-opening payments transfer for up to 14 years from initial instruction. With Essential, a new attempt has a new file-opening charge.
Replacement searches
Plus covers an eligible replacement local, water/drainage and environmental search pack within six months of the original search order. Essential does not include replacement-search protection.
The protection carries covered costs forward; it is not a cash refund. A £75 re-verification charge applies after an instruction gap exceeding six months. Other costs and the successful purchase's fees remain payable. See the protection explained, search guarantee
and terms.
How quickly can moov Plus set up my purchase?
Instruct by 3:30pm on a working day for setup by 6pm that day. Later instructions are set up by 6pm the next working day. Setup means preparing and opening the matter, with searches ordered or pre-ordered as appropriate; search results and completion follow separately.
Questions about choosing a house purchase solicitor
Do I need a local solicitor to buy a house?
You can arrange your purchase remotely throughout England and Wales. Lender suitability, experience with your property and communication arrangements matter when choosing. If you would prefer an appointment, tell us before instructing so we can check availability. Explore our conveyancing area guides, including London
and Essex.
When should I get a purchase conveyancing quote?
You can get a quote while planning your purchase, including before an offer is accepted. Give accurate property and funding information, and update the details if your plans change. Instructing early can help you prepare your identification and funding documents.
Are fixed legal fees the same as a fixed total moving cost?
No. The legal fee covers the work described in your quotation. Searches, property tax and other charges are separate, and additional legal work can affect the total. Review the itemised quote and applicable terms.
Can I use the same solicitor for buying and selling?
A suitable firm can often handle both sides of your move. Request a combined quote with the price, postcode and tenure of each property, plus the mortgage details for the purchase and any loan being repaid on the sale.
How long will my purchase take?
Timing depends on the chain, legal enquiries, searches, mortgage and the readiness of all parties. An instant quote describes how quickly you receive pricing; it does not promise an instant completion. Tell us about any deadline before instructing.
