The journey, made clear
Buying, selling or bringing both together? Explore the steps for your move. Your conveyancer will explain the requirements for your individual property and circumstances.
Tell us the purchase price, tenure and how you are funding the property. Add details such as a gifted deposit, new build or shared ownership so your quote reflects the work involved.
Compare the legal fee, VAT, listed costs and protection. Your quote and instruction information explain the initial payment and what you are choosing before you get started.
We match you with a legal team for your lender, transaction and availability. We contact the estate agent and your mortgage broker where applicable, prepare and send the initial setup documents, open your file with the appointed firm and order your property searches in line with your package. Your conveyancer confirms the identity and funding requirements.
Your conveyancer reviews the contract, title and search results, and raises enquiries. They report on the legal position and any mortgage requirements before you commit.
When the legal work, funding and other required arrangements are ready, your conveyancer agrees a completion date and exchanges contracts with your authority. The purchase then becomes legally binding.
On completion, the purchase funds are transferred and the keys are released once completion is confirmed. Your conveyancer deals with the required post-completion tax and registration steps.
Tell us the sale price, tenure and whether you have a mortgage to repay. Leasehold, shared ownership and other specialist circumstances can change the work and costs involved.
Compare the itemised charges and package service. Check the initial payment and protection terms, then instruct so the first steps can begin—even before you have a buyer.
We arrange a suitable legal team for your transaction and their availability, contact your estate agent, prepare and send the initial setup documents, and open your file with the appointed firm. Your conveyancer confirms the identity requirements, obtains title information and explains the documents they need.
Complete the property information and fittings-and-contents forms, and provide relevant certificates. Your conveyancer prepares the contract pack and responds to the buyer’s legal enquiries.
Once both sides are ready, your conveyancer confirms your authority, agrees the completion date and exchanges contracts. Tell them about any linked purchase so the two can be coordinated.
The buyer’s funds arrive, the sale completes and the keys can be released. Your conveyancer repays the mortgage where required, deducts agreed charges and accounts to you for the balance.
Give us the sale and purchase values, both tenures and your mortgage details. Your combined quote shows the work and costs for each side of your move.
Review the charges, initial payment and protection for both transactions. Tell us what matters for your move, including any deadlines or part of the chain that is already underway.
We match your move with a legal team for your lender, both properties and their availability. We contact both estate agents and your mortgage broker where applicable, prepare and send the initial setup documents, set up both files with the appointed firm and order the purchase searches in line with your package.
The sale contract and replies are prepared while the purchase title, searches, enquiries and mortgage requirements are checked. Each transaction has its own work, even when they share a moving date.
Your conveyancer coordinates with the other parties on readiness, funding and dates. Exchange takes place with your authority once the necessary arrangements are in place.
Your conveyancer coordinates the funds needed for each transaction. Keys are released when the relevant completion is confirmed, followed by the purchase tax and registration work.
People. Not just paperwork.
Your solicitor or licensed conveyancer carries out the legal work: checks, advice, enquiries, contracts, exchange and completion. They explain the legal position and tell you what they need from you.
All the legal teams we work with are based in England and Wales. Your legal work is handled by SRA-regulated solicitors or CLC-licensed conveyancers. Mortgage lender coverage is checked when arranging your team.
Our solicitor firms hold the Law Society’s Conveyancing Quality Scheme (CQS) accreditation. Licensed conveyancer firms are regulated separately by the CLC.
We have never accepted commission or referral fees from our conveyancing partners, and we will not do so. We choose firms we know and trust, guided by your lender, the experience your transaction needs and team availability.
Our own file-opening fee covers the setup work outlined above: agent contact, initial setup documents and opening the legal file with the appointed firm, plus broker contact where applicable and search ordering for purchases. Your itemised quote shows this fee separately from the legal fee. Setup and search-ordering times depend on your package.

A smoother start
You don’t need every document to ask for a quote. Share what you know, flag anything unusual and your appointed conveyancer will confirm what is needed.
First-time-buyer status helps your team understand your circumstances; it does not automatically mean a lower legal fee. Explore our buying conveyancing service →
Your conveyancer may need additional information. Tell them about a linked purchase and any dates you are hoping to meet. Explore our selling conveyancing service →
Have the details for both properties ready, including values, tenures and mortgages. Make clear whether the purchase depends on your sale proceeds and whether there are other buyers or sellers in the chain.
A combined quote keeps the two sides visible. Their paperwork, funding and readiness still need to be checked separately. Compare packages for a combined move →
We help buyers and sellers across England and Wales. Your appointed firm explains how to complete identity checks, provide documents, sign paperwork and stay in touch.
Some documents may need an original signature or a witness. Ask your conveyancer about their actual process and communication options; these can differ between firms and transactions.
There is no single completion time that fits every move. Searches, legal enquiries, mortgage requirements, leasehold information and the wider chain can all affect progress.
Package setup promises describe how quickly the initial steps begin. They do not mean the legal transaction will complete in the same time. Tell us about an auction or other deadline before choosing your route.
