FREEHOLD SOLICITOR FEES

How much does freehold conveyancing cost?

Compare the legal fee, VAT, searches, registration and other listed charges together. Freehold purchases do not usually need the lease-management work involved in a leasehold purchase, but the title, lender and any additional work still matter. A low legal fee alone is not your complete conveyancing bill.

The illustrated total changes at these property-price boundaries because the registration charge changes. Get your own itemised quote for your property and circumstances.

What is included in my freehold purchase quote?

Your itemised quote identifies the legal fee, applicable VAT, searches, registration, identity and transfer checks, and setup or package charges. Property tax and any separately payable costs should be clear. The initial payment forms part of the quoted total where stated; do not add it twice.

YOUR PROPERTY. YOUR FUNDING.

A freehold quote that reflects your mortgage or cash purchase.

Buying without a mortgage

Select a cash purchase so your quote reflects the work you need. Your conveyancer still checks the legal title, funding and contract. Discuss appropriate searches rather than assuming freehold or cash means there is nothing to investigate.

The price examples above use a mortgage purchase. Generate a cash-buyer quote for your own figures.

FREEHOLD DOES NOT MEAN NO LEGAL CHECKS

What should your freehold conveyancer check?

Freehold ownership generally means owning the property and its land outright. Your conveyancer investigates the title and documents so you understand what you are buying and any obligations that come with it.

Title, access and restrictions

Boundaries, rights of way, restrictive covenants and access arrangements can affect how you use the property. Tell your conveyancer about planned alterations or a particular intended use.

Estate charges and shared areas

Some freehold homes have charges for shared roads, open spaces or estate management. Ask who collects them, what the documents require and whether any further legal work or separate fees apply.

Searches and the seller's information

Searches, enquiries and supporting documents help identify relevant planning, drainage, environmental and other property issues. A legal review is different from a survey of the building's condition.

Your specific purchase

A new build, gifted deposit, auction, investment purchase or unregistered title can need additional work. Flag it early so the quote and appointed team reflect your circumstances.

PEOPLE BEHIND YOUR MOVE

A legal team you can trust. A package you can understand.

Our partner legal teams are based in England and Wales. Your conveyancing is carried out by an independent SRA-regulated solicitor or CLC-regulated licensed conveyancer. We select firms we know and trust, guided by the transaction, lender and availability.

onthemoov handles the setup work described in your package: contacting the estate agent and broker where applicable, preparing initial documents, setting up the file and arranging purchase searches in line with your package.

BEFORE YOU CHOOSE

Freehold conveyancing questions

Is freehold conveyancing cheaper than leasehold?

Freehold purchases usually involve less lease-related legal work, but your actual total depends on the property, lender and circumstances. In our matched £360,000 examples, the freehold Essential total is £1,168.60 and the leasehold total is £1,288.60. Both include applicable VAT and listed costs, with property tax separate. Get a quote for the correct tenure.

Can I get a freehold quote before my offer is accepted?

Yes. Use the expected purchase price, tenure and funding details to compare packages. Update the quote when the agreed price or other details change. You do not need to wait until exchange to choose a conveyancer.

Do cash buyers need freehold conveyancing searches?

Without a mortgage, lender search requirements do not apply, but searches can still identify important risks. Discuss the property and appropriate searches with your conveyancer before deciding. Select a cash purchase in the quote form for the relevant costs.

Is a share of freehold flat the same as a freehold house?

Usually not. A flat described as having a share of freehold will commonly still have a lease alongside the shared freehold ownership. Tell us the actual tenure and ownership arrangement so the appropriate legal work is quoted. Read our leasehold conveyancing guidance.

What if my freehold home has estate management charges?

Provide the estate or management information you have. Your conveyancer checks the title obligations and relevant documentation. Additional legal work or separately payable management-company charges may apply and should be confirmed for your purchase.

How long does a freehold purchase take?

The chain, mortgage, searches, enquiries and title issues affect timing. Freehold tenure alone does not guarantee a faster completion. Tell us about any deadline before instructing. Priority package setup should not be confused with a guaranteed completion date.

Does the conveyancing total include Stamp Duty?

Property tax is separate from the conveyancing totals illustrated here. England uses Stamp Duty Land Tax and Wales uses Land Transaction Tax. Your circumstances, including first-time-buyer status or additional ownership, affect the calculation. Your conveyancer confirms the tax position.

Can you help with a freehold sale too?

Yes. Use the sale quote route if you are selling only, or request a combined sale-and-purchase quote. The purchase examples on this page are not sale prices.
