Buying a leasehold flat? Our modern auction example for the same £250,000 purchase is £1,518.60 including applicable VAT, with the £120 leasehold supplement included. Property tax is separate. Your property and circumstances determine the quote; any additional work or third-party leasehold charges should be confirmed in your own quotation.

The search-pack review in these examples is not a separately agreed full legal-pack review before bidding. Auctioneer reservation fees, buyer’s premiums and any seller’s costs payable under the auction terms are also separate.

Your deadline comes from the auction terms

Auction transactions can involve a binding commitment and a short timetable. The point at which you commit, the deposit or reservation payment and the completion deadline depend on the auction method and terms.

Have a conveyancer review those terms before bidding. The timetable printed in your contract matters more than a general description such as “28-day completion”. Share the deadline with us so the conveyancer can confirm whether they can act.

Arrange a legal-pack review before bidding

The pack can contain title information, searches, lease documents and conditions of sale. A review helps you understand the legal issues and obligations before you make a commitment.

  • Title and property: rights, restrictions and matters affecting the property.
  • Sale conditions: completion date, obligations and any buyer-paid charges.
  • Information supplied: which searches and supporting documents are available.
  • Finance: whether your proposed lender and funding timetable fit the transaction.

The £180 search-pack review shown in the purchase example is not confirmation of a full legal-pack review before bidding. For a pre-auction legal-pack review, confirm the scope, fee and turnaround separately. An online conveyancing quote alone does not confirm that a review can be completed before bidding.

Buying or selling at auction?

Auction purchase

Choose the modern or expedited purchase route and provide the lot details and funding arrangements. If bidding is imminent or the purchase is already agreed, call as well to discuss the timetable and time remaining.

Auction sale

Ask about preparation of the legal pack as well as the conveyancing after the sale. Our auction sale quotations exclude drafting the auction pack and searches where required, so confirm those costs separately.

Budget beyond the headline legal fee

Ask what is included in the conveyancing quote and what is charged separately. Depending on the lot and auction terms, check the legal-pack review, pack preparation, auctioneer or reservation charges, seller’s recoverable costs, searches, lender requirements and property tax.

Do not assume that a no-sale legal-fee guarantee covers an auction commitment or money paid to an auctioneer. Confirm any protection and exclusions for your particular transaction.

Have these details ready

  1. Property address, lot number and auctioneer.
  2. Legal-pack link and any updated documents or addenda.
  3. Auction date, method and contractual completion deadline.
  4. Price or bidding budget, tenure and proposed funding.
  5. Whether you need a pre-bid review, seller’s pack or post-auction conveyancing.

Your questions, answered

Why are the modern and expedited auction fees different?

The expedited service is priced for the additional urgency of a purchase with 28 days or fewer to complete. Modern Method of Auction with 56-day terms has a different legal fee. Your itemised quotation includes the relevant auction supplement, VAT and other listed charges; the appointed conveyancer must still confirm the actual deadline and availability.

When does a 56-day auction deadline start?

Check your auction’s reservation agreement and terms. For example, iamsold starts its 56-day period when the buyer’s solicitor receives the draft contract pack. Do not assume you have a fresh 56 days from instructing us. Share the actual deadline and any time already elapsed so we can check the right route.

Is the auction conveyancing supplement the auctioneer’s fee?

No. It is a charge within your conveyancing quotation. Any reservation fee, buyer’s premium or other charges payable under the auction terms are separate. Check the legal pack and your itemised quote so you can budget for both.

Can I get a quote before the auction?

Yes. Obtain a quote in advance and separately confirm any legal-pack review you need. Supply the auction date and pack so availability can be checked.

Can you guarantee completion in 28 or 56 days?

A quote is not a completion guarantee. The auction terms set the actual deadline, and meeting it depends on the legal work, funding and other parties. The appointed conveyancer must confirm whether they can act within the time remaining.

Is a legal-pack review the same as a survey?

No. They cover different matters. A conveyancer reviews legal documents; a survey assesses the property’s physical condition within its agreed scope. Consider both before committing.

I have already won the auction. What should I do?

Call promptly with the legal pack and contractual deadline. Avoid assuming that an online quote means a conveyancer has accepted your instruction or confirmed the timetable.

Auction timing sources: iamsold’s reservation and 56-day guidance; Knight Frank’s unconditional auction terms; RICS property auction guidance. Traditional auctions often use 20 business days, but the lot’s special conditions can specify a different deadline.
