Where do the Somerset property-price benchmarks come from?
We calculated these medians from HM Land Registry’s Price Paid Data: 2,775 existing freehold sales and 368 existing leasehold sales in the Somerset Council area. The sample covers standard residential transactions during January–June 2026, using the recorded tenure. It excludes new builds and “Other” property types. Recent sales can take time to appear in the data, so this comparison uses the first half of 2026 rather than the latest month.
The £292,000 freehold and £140,000 leasehold figures are middle sale prices in those samples. North Somerset and Bath and North East Somerset are outside this benchmark area. The examples use these recorded property values to show how the packages compare.

What should I include in my Somerset conveyancing quote?
A house, garden or separate piece of land
Give the complete address and price, and mention any separate garage, extra title, private access or shared driveway. These details help the conveyancer identify the work before you instruct.
Quote for my house purchaseA leasehold flat
Tell us the tenure, lender and any known lease length. Keep landlord or managing-agent costs alongside the quote, including any notice, certificate, consent or information-pack charges that apply.
See leasehold quote detailsA new build or shared ownership home
Disclose the developer’s deadline or shared-ownership scheme before choosing. A new title or transfer of part can have a different registration fee from an existing whole-title purchase.
Using a mortgage? Include the lender’s name so panel suitability can be checked for the appointed firm and transaction. Buying with cash? Tell us that too; property-specific searches and enquiries still need to be considered with your conveyancer.
Somerset searches: check the authority and what the bundle includes
Somerset Council publishes separate prices for the local land charges register search and the CON29 enquiries. Its guidance lists £18 for LLC1, £174 for CON29R including VAT and £192 for the combined search. Those are council search charges; a conveyancing search pack can also include drainage and environmental information or use a search-company route.
When comparing quotes, ask which searches are already included so you do not add the same council component twice. Supply the full property address and mention any extra land or separate title.

Buying in North Somerset?
North Somerset has a separate search route. Its Local Land Charges Register moved to HM Land Registry in May 2026, while the council continues to answer CON29 enquiries. Your property’s authority determines the appropriate route.
For a property with shared drainage arrangements or recent alterations, send the available plans and permissions to your conveyancer. Somerset Council’s guidance specifically advises checking planning approvals, relevant agreements and seller information where sustainable drainage arrangements apply.

Questions before choosing your Somerset conveyancing package
Can I get an instant Somerset conveyancing quote online?
Yes. Choose the purchase or buying-and-selling route, enter the property details and compare packages. Include the price, tenure, lender and any new-build or shared-ownership requirements so the quote reflects your move. Our team can help on 03330 065 569.
Do the leasehold totals include every landlord or managing-agent charge?
No. The examples show the listed conveyancing costs. Charges set by a landlord or managing agent depend on the lease and the transaction; notices, certificates, consents or a management information pack may be additional. Ask which apply and whether they have been confirmed before comparing totals.
What is protected if my Somerset purchase falls through?
Both Essential and Plus include no sale, no legal fee protection under the guarantee terms. Plus also provides covered file-opening payment transfer and replacement-search benefits for another attempt. Check the protection periods, eligibility and any administration charge in the no-sale-no-fee guide and your package terms.
Can I sell elsewhere and buy in Somerset?
Yes. Use the buying-and-selling quote for both properties in England or Wales. Give each property’s own price and tenure rather than combining the values into one purchase price.
