Which Devon conveyancing quote do you need?
A house or cottage purchase
Start with the price, address, tenure and lender. Tell us about known private access, a separate parcel of land or private water and drainage, so any additional work can be checked before you instruct.

Choose leasehold and include your lender. If you know the remaining lease term, service charges or planned major works, have those details ready. A share of the freehold does not remove the need to check the flat's lease.

Leasehold examples include the listed legal work; landlord, managing-agent and any required building-safety charges are separate. See the full calculation and property assumptions.
Local price context: the highlighted bands contain the Devon median recorded sale prices for existing freehold (£315,000) and leasehold (£160,000) properties during January–June 2026. Choose the band for your purchase price; your property details determine the personalised quote.
Both packages include a fixed legal fee and no sale, no legal fee protection. Plus adds £120 to the matching total in these examples, including its quoted discount, priority searches and Upfront Payment Protection. Compare its setup and covered restart benefits under the package conditions.
These illustrative band totals use the verified package charges and HM Land Registry's registration bands. They assume an electronic transfer of the whole existing registered title. New leases, transfers of part and first registrations use different fees. The legal-fee schedule changes at £1 million, so these examples stop at £999,999.

One buyer, an existing registered property in England and a Barclays mortgage, without a gifted deposit or purchase scheme. The freehold example is a house; the leasehold example is a flat without high-rise or building-safety work selected. Registration assumes an electronic transfer of the whole existing registered title; new leases and transfers of part use different fees. Plus legal work is shown after the £120 discount applied when checked. Your personalised quote confirms current pricing, terms and any additional work for your property.
How we chose these Devon property prices
We calculated the median from 3,731 freehold and 576 leasehold recorded sales completed from 1 January to 30 June 2026 in the Devon administrative county, excluding Plymouth and Torbay. The sample uses HM Land Registry Price Paid Data: existing properties, standard category A transactions and actual recorded freehold or leasehold tenure, excluding new builds and the Other property-type category. These tenure groups include more than just houses or flats.
The 2026 file was downloaded on 20 October 2026. The first half-year gives a more settled comparison period than the newest months, but late registrations and corrections can still change the figures. These are recorded sale prices for that period, rather than October valuations. HM Land Registry source · Coverage and definitions.

Buying a Devon property with private water, drainage or access?
If the property uses a spring, borehole or other private water supply, tell your conveyancer early. The Drinking Water Inspectorate recommends checking the deeds and agreements governing the supply, who maintains it, previous testing and any required improvements. These records help clarify responsibilities and potential future costs.
For a septic tank or treatment plant, ask the seller for details of the system, its maintenance and where it discharges. The requirements depend on the system and discharge arrangements. Give the legal team any known shared access, private-road or drainage agreements as well.
These details are relevant when they apply to the property. Tell us what you know when requesting a quote so the team can confirm whether additional legal work is needed.

Make the quote fit the purchase
A flat with a managing agent
Ask which landlord, managing-agent, notice and consent charges remain outside the listed quote. Your conveyancer also needs the lease and management information for the building.
Leasehold conveyancing optionsA new-build reservation
Give the developer, reservation deadline, tenure and any incentives. A new title or transfer of part can change the registration fee compared with an existing whole registered title.
New-build quote examplesShared ownership or deposit support
For shared ownership, provide the full value, share price and housing provider. Tell us about a gifted deposit or Lifetime ISA so the quote can reflect the work involved.

Devon conveyancing quote questions
Where can I compare conveyancing quotes in Devon?
Get an instant quote with onthemoov using your property details. Compare fixed legal fee packages, applicable VAT and listed costs for a purchase, or quote a sale and purchase together. Get a Devon purchase quote or compare a combined move.
Can I arrange conveyancing before moving to Devon?
Yes. You can compare quotes online and speak with our team by phone. Your conveyancer explains the identity, document and signing requirements for the transaction; you do not need to have moved into Devon to get started.
Is a Devon leasehold flat more expensive to conveyance than a house?
Tenure and the work required matter, rather than the label house or flat alone. A leasehold quote can include additional legal work, with separate landlord or management charges to confirm. Use the correct tenure and compare the itemised total for the same property.
Are searches free if the purchase falls through?
No sale, no legal fee and replacement-search protection cover different costs. Plus includes covered replacement purchase searches and file-opening fee transfers within the protection periods. Essential has different benefits. Check the package conditions before choosing.
