The Christmas fee gives your sale and purchase priority, with a case handler assigned to work towards completion by this date.
The Christmas fee is separate from your upfront payment, quoted legal fees and fast-track search pack. You only pay each Christmas fee if that transaction completes on or before 18 December 2026. Otherwise, that fee is waived in full. For any reason. No questions asked. No caveats.

This fee increases to £375 + VAT per side from 17 October 2026. Your instruction date secures the rate.

If your sale and purchase depend on one another and neither completes by the deadline, both Christmas fees are waived. If you break the chain and one side completes by the deadline, only the Christmas fee for that completed side is payable.

Instruct by 4:00pm on a working day. Instructions received after this time are set up by 10am the next working day.
What to expect after submitting your details and making your payment.
After submitting your details and making the payment our onboarding team will draft the relevant express move packs, depending on the governing body of our partnered legal representative.
After which we will contact any Estate Agents/Developer/Housing Association (If any of which are applicable) and provide them with your allocated representative's details. After which we will set up the legal file internally with the law firm with which we have partnered and deal with any appropriate administration as well as order property searches straight away to prevent any delays.
Once this has been completed your solicitor will ask for a smaller seventy-five pound payment on account for each transaction, which also is not an additional payment, but is used to download land registry documents and to conduct your identification checks.
Please note that if your allocated law firm is required to complete your SDLT and AP1 submissions for you post-completion, there is an additional fee of one hundred pounds plus value-added tax. Also, if a Lawyer Checker search is required, this costs twenty-one pounds and sixty pence, and if a digital Property Report is generated, this is twelve pounds and fifty pence.
